Architects bring a level of value added services and ideas which can’t be provided by a designer, builder or contractor.

If you are considering building a new house, remodelling an existing property or changing the layout or scope of an interior, an architect should be the first person you speak to.

The architect is ideally placed to provide impartial advice on design, planning, building regulations and finding a reputable builder to work on your home as well as dealing with the project on site.

However the benefits of working with an architect go much further than that - as well as being a trusted adviser and an essential conduit between your vision for your project, planning authorities and contractors an architect provides that all important peace of mind.  Working to a strict code of conduct chartered architects provide a level of professionalism and personal care at every stage of the project.

There is a word of caution however as many companies masquerade as specialists when in reality they are not, so our advice is to always look out for RIBA (Royal Institute of British Architects) status.

Stage 1 The Briefing Meeting

Understanding your brief is fundamental to the design process and provides the environment for stunning solutions to be created.  

Once a measured building survey has been carried out, our senior partners Emma and Edwina will visit you at your home to have an in-depth, engaging consultation. The aim of the meeting is  to discuss and develop a deep understanding of your project aspirations and form the foundations of your vision.

Stage 2 Concept Design Proposal

Stage two focuses on bringing your vision to life. We will create comprehensive design proposals based on your brief, that will include 3D drawings, plans and images.

All aspects of design will be explored and considered by our expert team including budget, planning constraints and structural solutions. The optimum scheme will be presented to you at the Concept Review Meeting.

Our aim is to create a stunning design solution that will exceed your aspirations whilst maximising the potential of your home to give you the confidence to move forward to the next stage. 

Stage 2 Concept Design Proposal

Stage 3 Planning Application

Once you approve your design solution we will submit the application to the relevant Planning Authority.

We will then liaise with the relevant bodies and manage the entire process for you, giving you complete peace of mind. 

We don’t just produce drawings – we stay fully involved so you benefit from the best possible service and enjoy the journey of making your vision a reality.

Stage 3 Planning Application

Stage 4 Detailed Design

Once Planning Permission is granted, we will prepare detailed construction drawings. This includes a full architectural design specification and a comprehensive set of tender information, enabling us to obtain fixed quotes from our recommended builders.

The detailed design drawings will include all technical construction drawings; electrical, power and lighting layouts; interior design elements such as fixed furniture and finishes; bathroom design, tiling specification; kitchen design intent; external landscaping and finishes. We will hold meetings with suppliers during the construction phase to ensure everything runs as smoothly as possible.

As part of this process we will also obtain approval for Building Regulations before we start on site.

Interior Design is a key part of the finished solution and we always provide this service as we strive to deliver excellence for our clients.

Stage 4 Detailed Design

Stage Five Project Execution and Delivery

This is the final stage of your project – construction. 

We introduce you to recommended builders and liaise with you and them at all key stages of the construction process. We also prepare a contract document between you and the chosen contractor.

We oversee the entire build stage to give you peace of mind and ensure that your project is delivered in line with your vision and the drawings we created in partnership.

We will make regular site visits and check that everything is being built in accordance with the drawings. Our team will also liaise with building control and other relevant bodies to ensure a Building Control Certificate is awarded at the end of your project.

When should an Architect get involved?

An architect should be involved as soon as you start thinking about your project! 

Typically from concept design through planning, detail design and going out to tender takes 6 months and is something not to be rushed.
